Built by Cambodians, for Cambodians

The alarm fired at 2am.Nobody opened a work order.

Maintenance work in Cambodian buildings lives in phone calls, paper logs and memory. BAS Maintenance turns every APOGEE and Desigo CC alarm into a tracked job — assigned, timed, closed, and reported to your client.

Today
  • Alarm scrolls off the Desigo CC list at 2am. Nobody sees it.
  • Tenant complains three days later. Now it's urgent.
  • Technician is dispatched by phone call — no history, no parts list.
  • The fix is real, the record isn't. Nothing to show the client.
With BAS Maintenance
  • Alarm becomes a work order in seconds, with asset and history attached.
  • Telegram pings the on-call technician. He claims it from his phone.
  • QR scan on the AHU opens every past job on that unit.
  • Closed job auto-builds the client's service report — signed, timed, photographed.

Three kinds of maintenance

Planned, urgent, and the ones you catch early.

PM calendar · weeks 1–8

Preventive

The scheduled work: filter changes, belt checks, coil cleaning. Templates generate the jobs, the calendar levels the load, and nothing quietly slips a month.

Response clockRunning

Target 4h · SLA met

Reactive

Something broke. The alarm — or the tenant — starts the clock, and the platform tracks response and repair time until the unit is running again.

Predictive

Trends from the BAS point the way: rising motor current, drifting approach temperature. You act on the week you choose, not the night it fails.

What's in it

Made for the systems you already run.

01

APOGEE & Desigo CC native

Reads your existing PXC field panels and Desigo CC server directly — no rip-and-replace, no parallel database to keep in step.

02

BACnet alarm → work order

Rules you write decide which alarms become jobs: point, priority, persistence, time of day. Nuisance alarms stay out of the queue.

03

Offline mobile app

Plant rooms have no signal. Technicians work the full job — tasks, readings, photos, signature — and the phone syncs when it can.

04

QR scan to asset record

One scan on the unit opens its nameplate, PM schedule, past faults and parts. New technicians stop asking who fixed this last time.

05

Telegram notifications

Notices land where your team already reads: new critical order, unclaimed escalation, approval needed. Quiet hours respected.

06

Khmer language support

The whole app in Khmer or English, per user. Client reports print in either — or both side by side.

Who built this

I got tired of tracking work orders in a notebook.

I'm a BMS engineer in Phnom Penh. For years I commissioned APOGEE and Desigo systems by day and kept the maintenance record in my head, a notebook, and a group chat. Alarms got missed. Good work went unrecorded. Clients asked what we'd done and I had nothing to hand them.

So I built the thing I wanted: something that speaks BACnet, works offline in a plant room, sends notices where my team actually reads them, and prints a report the client trusts. In Khmer and English, because that's how we work.

Technical work in Cambodia deserves tools built for it — not spreadsheets borrowed from somewhere else.
